Booking a Reservation
By using the Site and/or Services in any manner, the Customer agrees to be bound by these Terms and Conditions, and any and all other terms, conditions, rules, policies or procedures published on the Site from time to time related to the Customer's use of the Site and/or Services, each as amended from time to time by Holiday-rentals. If you do not agree with any of the terms contained herein or using the Services, do not access or use this Site or the Services. As long as you do not cease using this Site and the Services, you will be conclusively deemed to have accepted these Terms and Conditions
In order to book a reservation the Customer shall pay a down payment, as stated in his individual reservation form. Holiday-rentals cannot reserve a booking request and such reservation will not be considered valid until a down payment is made. After the down payment has been made, Holiday-rentals will send the final confirmation containing the order number, and receipt for payment. Before the final confirmation notice, Holiday-rentals may generate an email that informs the Customer that Holiday-rentals received its booking request.
Method of Payment
The full remainder of the payment will be paid during check-in.
The Customer shall present both his credit card which was used during the booking request and a form of identification. The owner of the credit card shall be present during check-in and it is not possible to show a different person's credit card and/or identification.
The remainder of the payment shall be made by credit card or by cash. It is possible to pay in NIS, USD or Euro's according to the updated daily currency rate of Holiday-rentals.
Payment with credit card shall be charged in NIS according to the updated daily currency at the moment of payment and will bear a service fee in the amount of 2.4%. In any event, the credit card information will be kept as a deposit for any breach of the Rental Agreement by the Customer.
The Customer shall make a security deposit to guarantee the proper care of the apartment and of the furniture and fittings therein. The amount shall be given in cash or via credit card, according to the payment terms and means as specified in each apartment's terms and conditions. The security deposit will be returned to the Customer after check-out, provided the apartment is left in the same manner the Customer received it.
Under no circumstances shall the security deposit be used as an excuse for any delay in making the payments the Customer is obliged to make.
Value Added Tax
All displayed prices do not include V.A.T.
Customers with foreign passports will receive an exemption from VAT after presenting their foreign passport during check-in. Customers that do not have a foreign passport shall be charged with VAT during check-in in accordance with Israeli law.
Cancellation by the Customer
In the event the Customer cancels the reservation in whole or in part after the confirmation email has been sent, Holiday-rentals shall apply the following:
Holiday rentals will refund 100% of your down-payment if you cancel at least 14 days before your check-in date. We will not be able to refund the down-payment if you cancel less than 14 days before the check-in date.
Cancellation by Holiday-rentals
Holiday-rentals uses all means available to ensure that the booking request is maintained after the Customer receives a final confirmation notice by e-mail. However, due to unforeseen circumstances or acts of god, the Customer realizes and accepts that in any event the booking request cannot be fulfilled; he will be placed in a different apartment of equal or higher standard, without consequences to Holiday-rentals. If such apartment will not be found by Holiday-rentals then the guest will be refunded the full 100% amount.
In the event Holiday-rentals cancel a reservation and the Customer does not agree to stay in a different apartment, Holiday-rentals shall reimburse the Customer 100% (one hundred percent) of the full booking payment. Holiday-rentals shall not be liable for any damages, lost profits, direct or indirect costs, including any PayPal or bank charges incurred from a cancellation.
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or any other act of god or war or civil unrest.

The prices stated in Holiday-rentals Site are in NIS, USD or Euro and are for one night (from 3 PM until 10 AM the following day) and includes the use of the apartment according to these terms and conditions and according to the Rental Agreement. The prices vary according to the season, the length of stay, number of people, market situation and/or according to Holiday-rentals policy. The prices are not fixed and may vary and updated from time to time and discounts may be given according to occupancy at Holiday-rentals sole discretion. The prices in the Site are not final and such prices will be final only after a confirmation will be sent from Holiday-rentals to the Customer.
The price includes expenses such as water, gas, cables, internet, city tax and the building superintendent.
Electricity is not included in the price and will be charged according to a meter reading at entry and exit of the property. This is to ensure fair usage and an environmentally friendly stay. (charge will be difference in Kw from entry to exit multiplied market rate)
Parking is not included in the price unless otherwise mentioned.
Cleaning services and exchange of linens and/or towels are not included but are possible through coordination with Holiday-rentals. Such services shall be added to the final price of the reservation.
Based on local tax laws, Israeli citizens must pay VAT. This tax is not automatically calculated in the total cost of the reservation and must be paid at the property.

Arrival / Check-in
A Holiday-rentals representative will greet the Customer during check-in at the appointed time, provide all necessary information and answer all questions. In addition the representative will collect the remainder of payment, collect the security deposit, take a photo of the Customer's passport and ID, sign the Rental Agreement and provide the key/code to the apartment.
Check-In starts from 2 PM until 6 PM.
After the reservation has been made the Customer shall inform Holiday-rentals through email or telephone of his arrival time.
It is possible to check-in either earlier or later than the above mentioned hours with early coordination with Holiday-rentals. Late check-in shall be informed in advance and instructions how to enter the apartment will be provided via email or telephone.
Check-out time is 10 AM.

In case of early check-out, the Customer shall inform Holiday-rentals in advance and a representative will arrange an early check-out in order to return the security deposit and settle all expenses between the parties.
Apartment and facilities
The Customer will receive the apartment clean with clean linens and towels in the amount according to the number of people stated in the reservation form.
Cleaning services and exchange of linens and/or towels are not included but are possible through coordination with Holiday-rentals. Such services shall be added to the final price according to a weekly or monthly rate.
The apartment will be left in the same manner it was received, in a reasonable condition without trash. Notwithstanding the above, the Owner may charge the Customers' credit card extra payment if the apartment was not left in a reasonable condition.
Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
In case any damages occur to the apartment or any of its assets, the Customer shall immediately notify Holiday-rentals or its representatives.
The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
Apartment's rules of behavior
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and outdoor noise should be kept to a minimum.
The Customers are asked to cooperate according to the following:
· It is not allowed to smoke in the apartment and/or the area.
· Tenant is cautioned not to leave trash outside the apartment.
· It is not allowed to light fire in the apartment and/or the area
· It is not allowed to bring any pets and/or any other animal to the apartment and/or the area unless receiving prior written consent from Holiday-rentals
· The apartment is located in a residential area so please respect our neighbors and keep quiet.
· In the event the Customer and/or any persons associated with the Customer will not vacate the apartment after the term of their stay, the Customer will be charged $600 for each additional night.
· Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service.
High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Holiday-rentals shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the guest. If consumables exist at the premises when the Tenant arrives the guest is free to use them.
Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
Holiday rentals reserves the right to inspect the premises with 2 hrs prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
During reservation the Customer shall state the number of people staying in the apartment. The number of people actually staying will be the same as the number of people stated during reservation or the number of people authorized for such specific apartment as determined by Holiday-rentals. In any event of deviation, the Customer will be charged USD 40 per night for each additional person and the Owner will be entitled to vacate the Customer and all persons related to the Customer immediately and the Customer shall not be entitled to claim for any compensation and/or damages.
Holiday-rentals cannot be held responsible for damages that may arise as a consequence of using the apartment, including without limitation, potential delays, accidents, damages (neither for person nor for objects), insurance, and losses because of fires, robbery, calamity, plumbing, electrical, failure of appliances, gas or caused by water, ice, arising from the acts or neglects of other occupants of the building, or any owners or occupants or adjacent or contiguous property, or caused by failure of wiring, lighting, heating, or cooling apparatus or damaged by theft or break-in or criminal behavior. Holiday-rentals and its employees are therefore not responsible for errors and omissions or any type of personal damages caused to any property and/or personal items, lost, theft, breaking and entering, injuries and/or accidents in the apartment or injuries while staying at the apartment, and will not be liable for any disputes between the Customer and any third party. It is the Customers' sole responsibility to be responsible for himself, his property, the others staying in the apartment and its capacity.
HOLIDAY-RENTALS has the rights to change the terms of the company's policy at any given time.
